A full architectural design package comprises of:
Survey stage:
- We will carry out a detailed measured survey of the proposed site using laser technology measuring equipment, including existing buildings and any relevant site features
Design Stage 1
- Following your initial visit, you may require drawings, information or clarification on the conceptual sketch produced during that visit. We can help you to further develop your outline level design, investigate related issues, produce sketch perspective illustrations and create computer rendered perspective views.
Design Stage 2
- Once initial outline design proposals have been prepared, we will discuss these in detail with you and suggest any areas where improvements could be achieved to improve the design and maintain an affordable solution within your financial budget.
Cost Estimator
- The cost of a building project is extremely difficult to predict in advance of speaking to a builder with your scheme level drawings. A number of different factors affect the price including geographical location, complexity of work, amount of structural work required and level of specification required, to name just a few.
- We can hold your hand through this process to ensure that your scheme is tailored to suit your needs and financial affordability.
Statutory Consent Applications
- Statutory consents are the permissions you require in order to carry out the changes you wish to make to your property.
- We can assist you by completing and submitting the relevant consents for your project, from permitted development applications to planning applications, building regulations applications and other consents such as listed building consents, landlords consent, party wall act notices etc.
Detail Level Drawings
- The more detail that you have in the way of drawings and information, the more control you will have over your project both in terms of quality and budget.
- We will be able to advise you on the best level of detail for your project where appropriate.
Specification
- We can prepare a detailed Specification of Works comprising of detailed design information sufficient for the contractor to suitably price for the works and then ensure that the contractor builds to the appropriate design standards.
Tender Stage
- We can advise on the suitability of appropriate contractors capable of undertaking your project and delivering the correct standard of finish.
- We can independently issue the specification of works and formal legal tender documents to contractors for pricing
- We can analyse/compare the contractors priced tenders and make recommendations to the Client as to the suitability of tenders received
Construction Stage
- We can Project Manage the entire works from when tenders are received and recommended for acceptance to when all building works are completed, formally commissioned and handed over to the client for use.
- We can carry out regular site inspections to check upon completed work and monitor compliance with the specification and drawings.
- We can regularly advise the Client throughout the construction phase on the building progress.
- We can resolve any technical queries encountered by the contractor so as to alleviate the Client from any unnecessary worry or time consuming involvement in the project.
- We can issue any variation instructions to the contractor where the design may need to be modified.
- We can carry out periodical valuations of construction works that have been completed, assessing variation costing’s and advise the client as to how much should be paid to the contractor and at what stage throughout the project.
- We can inspect the works when deemed to be complete and monitor all works to verify they are completed to the necessary standards before the client formally accepts the project
Post Contract Stage
- We can carry out an inspection after the building works have been completed and ensure that the contractor corrects any defects which may have occurred within a reasonable timeframe after the client has accepted the project.
- Only when we are satisfied that the contractor has fully completed his contractual obligations we will advise the client to release any outstanding monies owed to the contractor thus ensuring that the clients interests are fully maintained at all times.
